What makes a good MLS listing description

  • Lead with the strongest feature. The first sentence shows up in previews and search results. Make it the yard, the view, the renovation or the location.
  • Be specific. "New roof (2024)" and "0.4 miles to the train" beat "updated" and "convenient".
  • Walk through the home in order: main living areas, kitchen, bedrooms, baths, outdoor space, garage and storage.
  • Stay accurate. Only claim what you can back up. Square footage, schools and lot size should come from your MLS data, not a guess.
  • Fit the limit. Many MLSs cap public remarks at a set number of characters. Ask for a version under your limit, and a longer one for elsewhere.
  • End with a next step, like a showing or an open house date.

Fair Housing wording: describe the property, not the buyer

The Fair Housing Act prohibits advertising that indicates a preference or limitation based on race, color, religion, sex, disability, familial status or national origin, and many states and cities protect more groups. The safest habit is to describe the home and its features and leave out who it's "perfect for".

Can it write to my MLS's character limit?

Does it post to the MLS?
